Terms and conditions of the loan
First open the bank account with sufficient funds to pay the valuation.
The valuation is done on the value now (plot and project) and the value with the property completed.
The bank will lend 50% of the purchase of the land/project according to the valuation.
Then the bank will work on the valuation of the project completed.
They will then lend money on a certification basis. Once works are completed on a monthly basis the constructor will provide a certificate which is signed by the Architect and double checked by the valuation company. Somebody with power of attorney goes to the notary and 3 days later the money is released.
